This is one of those ranches that has a little of everything. 5685 Acres of native pasture, 839 acres of cultivation and 140 acres of improved grass. The soil is sandy clay and loam mix which is ideal for any type of planting. Currently the crop land is in wheat and cotton but plans for next year are to plant some hay grazer and milo in some of the cultivation area. North of the river that is approximately six miles of pipeline tied to the Red River Water Authority. On this pipeline there are of 5 six foot galvanized tubs in working order and 2 ten foot concrete tubs. One well has a submersible pump on a float switch and 1 well with a submersible pump on approx. 2 miles of two inch pipeline supplying 2 twenty foot concrete tubs and 1 twelve foot fiberglass tub. There are also 2 very dependable earth tanks and of course, the North Pease River and another running water creek. There is 5 miles of Pease River frontage and 2.5 miles of live creek frontage. This is a very well watered ranch for livestock and habitat. The quail hunting is spectacular with outstanding habitat and adequate water. You will see lots of ducks and turkeys along the river. The deer are so plentiful that the cowman says they are actually a nuisance! You will have mule and whitetail deer. There are not any current leases at this time on the ranch. The minerals are 1/2 and negotiable. There are 3 sets of working pipe corrals and good fencing. This is one of my favorite ranches that I have come acroos in a long time. There si such diversity with the rolling terrain, canyons, river, creek cultivation and improved pasture that maek this ranch stand alone. It is a must see place! If you are looking at it from a hunting stand point, this is it or for an investment, there is only so much of the river country out there! ]]></description>
